Ejari is an Arabic word which translates to ‘my rent’. All contracts should be registered with Ejari Dubai to ensure that the Dubai rental market becomes one of the most transparent in the world and ensure peace of mind for both tenants and landlords alike.
The Ejari system provides a full portfolio of services beyond registering the initial lease agreement. Renewals, cancellations, transfers and terminations can all be logged. Ejari will ensure rental agreements are fair and transparent to the parties involved and that their terms and conditions are given full weight.
No electricity, water connection without Ejari
The Dubai Electricity and Water Authority (Dewa) has announced that attesting Ejari tenancy contract is mandatory for getting electricity and water services. Customers will be able to activate electricity and water services as soon as they attest the contract at any of the 800 real estate offices approved by Dubai Land Department, without having to visit Dewa’s customer happiness centers.
Registration through Ejari is a simple process requiring little technical knowledge. Only the basic details of agreements are to be entered. These include information such as details of the property, the name of the rental company, and terms of the agreement. Once the agreement is entered into the system and registered, it is allocated a unique barcode which acts as its reference throughout the life of the contract. Rera will keep its own record of the agreement and update changes to the register as these occur.
Compulsory by law
Law No. 26 of 2007 concerning regulating the relation between tenants and landlords of property makes it mandatory to register lease contracts with Rera and this should be carried out through its Ejari system. There is no exception for commercial or residential contracts. Once the registration process is complete, a rent receipt can be procured through the system.
